About Our Foundation Inspections & Services

Why do you charge a fee for your inspection?

We charge a small fee for our inspections because we provide HONEST, unbiased, professional assessments and we are licensed. Unlike foundation repair companies, we don't offer "free" inspections that are often a sales tactic to push unnecessary repairs. Our fee covers the cost of a licensed inspector's time and expertise to give you an accurate evaluation, helping you make informed decisions about your foundation's health and any needed maintenance. This approach ensures we prioritize your home's best interests, not just making a sale. Best of all, unlike traditional foundation repair companies, we won't obsessively call you with annoying follow-up calls to pressure you into purchasing our services. However, we offer FREE foundation inspections for elderly homeowners in Fort Bend County. Additionally, we provide FREE estimates for foundation services like root barriers, watering systems, gutters, and more for residents of Fort Bend County and Southwest Harris County.

Why shouldn't I get a free inspection from a foundation repair company?

Nothing good is ever free. The only 'trades' that offer free inspections are foundation companies and roofing companies, coincidentally the only two trades that are unlicensed and unregulated in the State of Texas. The catch with free inspections is that you're not dealing with a tradesman; you're dealing with a salesman. Foundation repair companies don't go door-knocking like roofers because homeowner's insurance doesn't subsidize foundation repair. Foundation repair door-knocking would be beyond unethical because nearly EVERY home is subject to remedial leveling because there is no such thing as a level home due to our soils. Bottomline, free inspections  result in biased assessments, sales pressure and unnecessary repair expenses. Instead, opt for an independent inspection for unbiased, expert advice, especially for slab foundations. The only situation where a free exploratory inspection from a foundation repair company is acceptable is if your home is block & base (crawlspace) with known damage to wooden floor joists, beams, or blocks. Nonetheless, always address the soil movement or moisture issue at its source with our foundation services.

Are your inspectors licensed and certified?

Yes, our inspectors are licensed professionals with years of experience in the industry. Certifications do not exist in the foundation repair industry; any made-up certifications are created by the foundation repair companies for marketing purposes. The only professionals licensed to provide an opinion about a foundation in the State of Texas are licensed inspectors and engineers.

Why is a foundation inspection necessary?

It's a smart money-saving move. A foundation inspection detects potential problems early, ultimately sparing you from expensive repairs in the future.

How often should I get a foundation inspection?

We strongly recommend an annual foundation inspection as a minimum to proactively detect and address potential issues before they worsen. For those with heightened concerns or in areas prone to foundation challenges, quarterly foundation monitoring represents the optimal choice for early problem detection and timely intervention.

Do I need a foundation inspection for a new home?

Yes, even new homes can experience foundation issues, which is why it's crucial to inspect them during the warranty period. We offer comprehensive home inspections that include foundation assessments, making them ideal for new construction home buyers. Additionally, new construction homes can benefit from root barriers, watering systems, gutters, and sometimes even drainage solutions. These preventive foundation measures are essential to avoid potential foundation problems that may arise in the future.

How long does a foundation inspection take?

Typically, a foundation inspection can take up to two hours to complete, while a full home inspection can last a minimum of three hours, extending up to five hours or even more, depending on the type, size, age and condition of the property. A commcerial property inspection can last a full business day.

What are common signs of foundation problems?

Signs of foundation issues may include cracks in walls or floors, uneven flooring, doors or windows that stick, and gaps between walls and ceilings. However, it's worth noting that more modern foundations will tilt before they actually deflect, which can conceal foundation problems for an extended period of time.

Do you provide foundation repair services, or only inspections?

While inspections are our primary focus, we offer more than just that. We don't offer traditional foundation repair services; instead, we take a holistic approach to address the root causes of foundation issues rather than providing temporary fixes. Our advanced foundation maintenance solutions target soil mechanics for long-term structural stability. However, if necessary, we can recommend reputable foundation repair companies.

Do you use subcontractors for your foundation services?

Yes, we do utilize subcontractors for our foundation services, which is a common practice in the industry. However, what sets us apart is our commitment to working exclusively with the best subcontractors in the field while negotiating for the most competitive prices. Rest assured, our prices remain highly competitive compared to most other companies. Additionally, an Imperial Pro company representative will always be involved to provide guidance and ensure that the work aligns with our high standards and your expectations. Your satisfaction and the quality of service are our top priorities.

Do you inspect foundations for investors?

Certainly, we inspect foundations for investors regularly. However, it's important to note that investors, particularly property flippers, often have different priorities. Flippers typically acquire neglected properties with neglected soils and trees, focusing primarily on addressing cosmetic damages to make a quick resale. They frequently opt for low-cost, quick-fix foundation repair plans, accompanied by warranties that may not provide comprehensive coverage. Ideally, these hasty repairs may not always be necessary or may be executed incorrectly. In such cases, it's crucial to involve foundation repair experts rather than opting for cheap subcontractors. For investors holding onto a property for the long term, our inspections and services become even more vital and cost-effective. It's about ensuring the property's foundation remains stable over time, protecting your investment for the future.

Do you inspect homes with previous foundation repair?

Yes, you can certainly call us for an independent foundation inspection, even if you have an existing warranty with a foundation repair company. It's important to understand any potential costs associated with warranty work, so having a clear estimate from the foundation repair company is crucial because warranty work is NEVER free. Regardless, homes that have undergone foundation repairs benefit greatly from our foundation maintenance solutions. These homes are more susceptible to future foundation issues, especially if the root causes, like the need for root barriers and watering systems, haven't been addressed. Keep in mind that if a foundation has been partially underpinned (piled or piered), the rest of the home still moves freely and settle downward on the expansive soils. Even worse, an underpinned perimeter foundation without root barriers is a recipe for interior settlement issues in the future. Interior foundation work can be significantly more expensive. If you'd like a second opinion or need guidance on foundation repair, we also offer foundation repair consulting services. We believe in providing homeowners with the information and options they need to make well-informed decisions about their foundation's health.

Do you inspect crawlspace block and base foundations?

Of course; however, crawlspace foundation issues typically result in damage to building materials that require replacement, such as wooden framing members. We can guide you in the right direction and also provide estimates for foundation maintenance solutions.

When is foundation repair necessary?

Rarely. However, we acknowledge that there are scenarios where foundation repair becomes a necessary step, particularly when soils have been neglected for an extended period and damage has reached a severe extent. In such cases, especially when a home is no longer functional, sellable, safe, or habitable, repairing the foundation might be the only option. However, we advocate for a comprehensive approach that also addresses soil health, as neglecting soil can lead to more significant issues even after repairs. If repairs are your only option, we can recommend reputable foundation repair companies and give you an idea of what to expect.

How much do foundation repairs cost?

Residential foundation repairs can vary widely in cost, ranging from $8,000 to $80,000 or more, depending on the extent of the required work. However, it's essential to understand that unless the entire home is being underpinned or lifted off the soil, foundation repairs are typically a temporary solution and should be approached with caution. Instead, it's advisable to prioritize soil repair as the initial step, with foundation repair considered a last resort. Keep in mind that there's no one-size-fits-all solution, as every home is unique, especially considering its age. We can also provide personalized foundation repair consulting on a case-by-case basis.
